An algorithm used in spatial analysis to divide geographic areas into contiguous regions or market areas based on similarity of characteristics. It is commonly used in GIS, economics, public health, and demographics, and can be very useful for real estate market analysis.

Creates the largest number of regions subject to constraints.

Example:

  • Each region must contain at least 100 sales.
  • Each region must exceed $1 billion in total value.

Very useful for appraisal market delineation.
