Die Kluft zwischen Doktrin und Praxis in der Immobilienbewertung
Eine strukturierte Darstellung von Funktionen, Grenzen und Spannungen

Die Immobilienbewertung nimmt eine Stellung von erheblichem öffentlichem Interesse ein, doch ihre offizielle Doktrin — ausgerichtet auf Marktwertgutachten unter vergangenen und gegenwärtigen Bedingungen — steht in wachsender Spannung dazu, wie Bewertungsprodukte in modernen Finanzprozessen tatsächlich verwendet werden. Dieser Beitrag entwickelt diese These in fünf Stufen, jeweils gekoppelt an eine explizite, abfragbare Prolog-Wissensbasis: Die ersten beiden legen die gesellschaftlichen und wirtschaftlichen Funktionen dar, denen die Bewertung dient; die dritte benennt ihr primäres Endprodukt, eine Marktwerteinschätzung (opinion of market value); und die vierte untersucht die zeitliche und methodische Orientierung der Bewertung im Verhältnis zur quantitativen und finanzwirtschaftlichen Prognostik samt der regulatorischen Grenze, die beide trennt. Diese Stufen laufen auf die zentrale These der fünften zu: In der Hypothekenkreditvergabe fungiert der mit einem Beleihungsauslauf (Loan-to-Value, LTV) skalierte Marktwert als implizite Näherungsgröße für den künftigen Zwangsversteigerungswert — eine zukunftsgerichtete Verwendung, die die Gegenwartswert-Doktrin nicht anerkennt. Viele Gutachter, denen diese Rolle in der Sicherheitenbewertung nicht bewusst ist, behandeln den Marktwert nicht mit der Vorsicht gegenüber künftigen Werttrends, die diese Rolle verlangt — ein Problem, das diese Darstellung offenlegen und zu weiterer Forschung anregen soll.
