La brecha entre doctrina y práctica en la tasación inmobiliaria

Un análisis estructurado de funciones, límites y tensiones

Resumen

La tasación inmobiliaria ocupa una posición de considerable interés público; sin embargo, su doctrina oficial — centrada en opiniones de valor de mercado bajo condiciones pasadas y actuales — se encuentra en creciente tensión con la manera en que los productos de la tasación se utilizan realmente en los circuitos financieros contemporáneos. Este artículo construye ese argumento en cinco etapas, cada una acompañada de una base de conocimiento explícita y consultable en Prolog: las dos primeras establecen las funciones sociales y económicas que cumple la tasación; la tercera identifica su producto final principal, una opinión de valor de mercado; y la cuarta examina la orientación temporal y metodológica de la tasación frente al pronóstico cuantitativo y financiero, junto con el límite regulatorio que los separa. Todas convergen en la afirmación central de la quinta: en el crédito hipotecario, el valor de mercado escalado por una relación préstamo-valor (LTV) funciona como un proxy implícito del valor futuro de ejecución hipotecaria — un uso orientado al futuro que la doctrina del valor presente no reconoce. Muchos tasadores, al desconocer este papel de valuación de la garantía, no tratan el valor de mercado con la cautela hacia las tendencias futuras del valor que este amerita; una cuestión que el presente análisis busca poner de manifiesto y abrir a trabajos posteriores.
